What does the HOA fee cover in a Denver high-rise?

The building structure and roof, the master insurance policy, elevators, the lobby and front desk where there is one, the pool and fitness room, trash, water and sewer, snow removal and reserves; in about a third of the towers heat and gas as well. Can I get an FHA or VA loan on a Denver high-rise condo?

Only in a building on the FHA or VA approved list, or with a single-unit approval when the building passes the owner-occupancy, reserve and commercial-space tests. Does a Denver high-rise condo come with parking?

Most sell with a deeded or assigned garage space and some with two; a few of the older Capitol Hill and Cheesman towers sell without one. A deeded downtown space adds $25,000 to $60,000 to the price, so read the parking line before comparing two units.

What is the difference between a high-rise condo and a loft in Denver?

A loft is a converted warehouse or a new build styled like one: brick, timber, open plans, five to nine stories, mostly in LoDo and Ballpark. Are Denver high-rise condos a good investment?

Two numbers decide it: the rent the building allows (several towers set minimum lease terms or cap rentals in the covenants) and the HOA fee against that rent. Median fee across these 34 buildings is $927 a month; a unit in a building that permits leases, bought under $500,000, is the one investors buy. Ask for the rental covenant before the inspection.

What should I check before buying in a Denver tower?

The reserve study and the last two years of special assessments, the master insurance deductible (some towers carry $50,000 or more per unit for water damage), the elevator modernization schedule, the rental covenant, the parking deed, and what the lot next door is zoned to become.
