Downtown Denver sits at 5,280 feet, one mile above sea level and about 15 miles east of the foothills, which is why so many local businesses carry 5280 in their name. Downtown addresses use ZIP codes 80202 (LoDo, Union Station, the CBD), 80203 (Capitol Hill side), 80204 (Golden Triangle, Auraria) and 80205 (Ballpark, Five Points, RiNo); phone area codes are 303 and 720. Electric and natural gas downtown are Xcel Energy; water and sewer are Denver Water and the title company transfers the account at closing out of the escrow it holds for it. Most towers include heat, water, trash and the master insurance policy in the HOA fee, so the utility bills a downtown condo owner pays are electric, internet and the HO-6 policy that covers the inside of the unit.
150 this week across the eight downtown neighborhoods, $200K to $6.25M, median about $599K. The grid at the top of this page is the live MLS list and updates daily.
Studios and one-bedrooms start at $200,000 at Brooks Tower on 15th Street, with 13 downtown Denver homes under $300,000 this week. Add the HOA fee ($542 a month median in that band) to the payment before comparing with a rental.
Of the 148 listings with a fee: trash (134), building structure and grounds (130), snow removal (126), water (116), sewer (113), the master insurance policy (112), reserves (99), security (85), heat (55) and gas (50). Amenities behind the fee: elevators (123), fitness center (97), front desk (84), pool (74), on-site management (69) and deeded or garage parking (69). More: HOA fees in Colorado, explained.
Sixty-nine of the 150 list parking as an association amenity; the rest sell with a deeded space, a leased space or none. The listing remarks state which; ask before you write the offer, because a deeded downtown space adds $25,000 to $60,000 to the value.
Only in a building on the FHA or VA approved list, or through single-unit approval when the building meets the owner-occupancy and reserve tests. Several downtown towers are approved and several are not; we check the building before you tour it. More: Financing a Colorado home.
Denver taxes at about 0.55 percent of value a year: roughly $275 a month on the median $599,000 condo, paid with the mortgage payment. Downtown has no metro district, which is one line the suburbs add and downtown does not.
LoDo is the brick warehouse district between Wynkoop and Larimer with the lofts; Union Station is the blocks around the terminal with the newest towers and the highest median ($795,000); Riverfront Park is across the tracks along Little Raven Street with the Glass House and the Riverfront towers. All three are on this map and each has its own search above.
Two numbers decide it: the rent the building allows (some cap rentals or set minimum lease terms in the covenants) and the HOA fee against that rent. Price per square foot downtown runs $356 to $869 with a median of $475; a unit at the low end in a building that permits leases is the one investors buy. Ask for the rental covenant before the inspection.
