HOA or not. Denver subdivisions built after 1990 carry an HOA; older neighborhoods mostly do not. The dues, the covenants and the rental rules matter, so we read them before you write.
Metro districts. Newer Denver neighborhoods repay the developer's roads and pipes through a metro district on your tax bill. The mill levy changes the monthly payment by hundreds. We pull it on every new-build listing.
Roof, sewer, foundation. Hail, clay soils and old sewer lines are the three Front Range problems that cost real money. A roof inspection, a sewer scope and a foundation look are standard on our Denver inspections.
Lot and orientation. South-facing driveways melt in winter. Corner lots and cul-de-sacs price differently. A Kenna agent points these out on the tour.
Garage access also varies. Some homes have an attached garage entered from the street. Others have a detached garage reached from an alley or through the backyard. The garage location can affect the amount of open yard, the path between the vehicle and the house, and the availability of additional off-street parking.

Denver single-family homes can have very different relationships between the house, garage, yard, driveway, and street.
Lot size alone does not show how the outdoor space is arranged. A detached garage, driveway, addition, slope, or established landscaping may divide the parcel. A smaller property with an open backyard can function differently from a larger lot where more of the land is used for parking or additional structures.
Garage access also varies. Some homes have an attached garage entered from the street. Others have a detached garage reached from an alley or through the backyard. The garage location can affect the amount of open yard, the path between the vehicle and the house, and the availability of additional off-street parking.
A single-family home may also belong to an association or have shared access or maintenance obligations. The property type alone does not establish that every exterior responsibility belongs only to the homeowner.
Similar bedroom counts and finished-square-footage totals can represent different interior arrangements.
A Denver home may have no basement, an unfinished basement, a partly finished lower level, or a basement that contains bedrooms, bathrooms, laundry, storage, or additional living space. The amount of above-grade space may therefore differ between homes with similar reported totals.
Room placement can also change how a home functions. Bedrooms, bathrooms, laundry, and primary living areas may be concentrated on one floor or divided among two stories and a basement. This distinction can be more meaningful than the room count alone.
Cooling systems are another point of comparison. Denver listings may identify central air conditioning, evaporative cooling, room units, another system, or no whole-home cooling. The type of system and the areas it serves should be confirmed for the individual property.
Choosing a single-family home still leaves many parts of Denver to compare. The Denver Area Guide provides a broader introduction to different areas of the city and can help identify where to focus next.
