A home’s applicable category, sub-association membership, additional dues, and included services should be confirmed in its current governing documents.
A Central Park purchase may involve more than the sales price and monthly assessments. The MCA currently describes a community fee based on the purchase price, plus a $200 working-capital fee and a $200 administrative transfer fee collected from the buyer. The community fee is negotiable between buyer and seller. Confirm all current amounts and payment responsibilities in the transaction documents.
Community pools are open to the public, but monthly assessments do not automatically include admission. Residents current on association dues may purchase an annual Active Pass; residents without one pay daily admission. The current primary owner or renter pass is $40. Verify current pricing and terms if pool access matters to your comparison.
