The community's own site provides separate CCI and CCII document folders along with joint documents, so the neighborhood name alone does not tell you which declaration, budget, insurance, or maintenance responsibilities apply.
Then compare the building and access. Chimney Creek includes attached homes in a foothill setting near I-70. The home's position, shared walls, stairs, garage, drive over the private roads, exterior coverage, and winter access can make two nearby homes live differently.

Use the seller's title and association documents, then match the home to the CCI or CCII document folder on the community site. Do not infer the association from the Chimney Creek name alone.
Compare the association dues, property taxes, insurance, utilities, and any owner-paid exterior or interior work. Read the current budget and reserves to understand planned projects and possible additional charges.
Review the Genesee fire-planning resources, the home's mitigation history, vegetation, roof and exterior materials, driveway and private-road access, snow-removal responsibility, and an insurance quote for that property.
