Arvada Property Tax Search: Lookup, Mill Levies and Metro Districts

Arvada, Colorado property tax search on the Jeffco Assessor and Treasurer sites, the 97.441-mill standard tag, Candelas and Leyden metro districts, due dates.

Arvada, Colorado property tax search: start with Jefferson County

For an Arvada, Colorado property tax search, almost every address runs through Jefferson County: the Jeffco Assessor's Property Records Search for the value and the tax rates on the parcel, and the Jeffco Treasurer's site for the bill. A narrow strip of Arvada east of Sheridan Boulevard is in Adams County instead and uses Adams County's tools. Once you have the right record, the number that matters is the tax area, which Jeffco calls a "tag." A standard Arvada tag carries 97.441 mills for 2025; Candelas and other metro district neighborhoods carry close to double. Call or text 303-955-4220. A live person answers.

Illustration only, using Jefferson County's tax year 2025 levies (paid in 2026) and the 2025 state residential assessment rates: 7.05% for the school levy, 6.25% for the rest. $600,000 stands for the Assessor's actual value. Your tag and value decide your bill.

Where to look up an Arvada address

Jefferson County (most of Arvada). The Assessor's Property Records Search searches by address, owner or parcel number and shows the notice of valuation, comparable sales, actual and assessed values, and the tax authorities and rates on the parcel. The Treasurer's property tax site shows the bill, the tag and payment history. The Assessor's office is at 100 Jefferson County Parkway in Golden, 303-271-8600.

Adams County (the east edge). County maps place a small piece of Arvada east of Sheridan Boulevard, roughly between West 60th and West 70th Avenues, in Adams County. Those homes use the Adams County Property Portal, pay through the Adams County Treasurer, and are in Westminster Public Schools rather than Jeffco schools. The City of Arvada's levy is the same on both sides.

Arvada's 2025 levies, line by line

  • Jeffco Public Schools R-1: 44.349 mills
  • Jefferson County: 26.978 mills
  • Arvada Fire Protection District: 16.411 mills
  • Apex Park and Recreation District: 4.393 mills
  • City of Arvada: 4.310 mills
  • Mile High Flood District: 1.000 mill (Jeffco still prints it as Urban Drainage)
  • RTD and the Moffat Tunnel district: 0 mills

Some Arvada tags leave out a piece. A tag outside Apex's boundaries totals 93.048 mills; one outside Arvada Fire's totals 81.030. Downtown adds a business improvement district: 8.500 mills in the Olde Town Arvada BID. The city's own share is the smallest line on the bill.

On the November 3, 2026 ballot: Jeffco Public Schools Issues 5A and 5B would raise $73 million and $60 million for collection in 2027. The district estimates about $3.50 a month per $100,000 of home value. Arvada Fire's Issue 6C is a sales tax, not a property tax.

Arvada metro districts and the tags they create

Northwest Arvada grew mostly through metro districts, which repay the cost of new streets, utilities and parks through their own levy. Jeffco's 2025 list shows each district's mills and the full tag total an address inside it pays:

  • Vauxmont Metropolitan District, which serves Candelas: 89.745 mills; tags total 170.775 to 187.186. Candelas has no HOA; the district covers those services.
  • Leyden Rock Metro District: 53.502 mills; tags total 130.139 to 150.943
  • Leyden Ranch Metro District: 43.616 mills; tags total 136.664 to 141.057
  • Geos Neighborhood Metro District: 50.944 mills; tag total 148.385
  • Mountain Shadows Metro District: 50.176 mills; tags total 143.224 to 147.617
  • Richards Farm Metro District: 55.086 mills; tag total 152.527
  • Haskins Station Metro District: 73.875 mills; tag total 173.077
  • Westown Metropolitan District: 90.000 mills; tag total 187.441

The tag is on the Treasurer's record for every parcel, so look it up for the exact home. For how metro districts work and what to ask a district, read our special district and metro district tax guide.

How Jeffco figures an Arvada bill

Step 1

Value from 2023-24 sales

Jeffco's 2025 values use sales through June 30, 2024, and carry into 2026. The next reappraisal and notice of value is May 2027.

Step 2

School assessed value

Actual value times 7.05%, times the Jeffco Public Schools levy.

Step 3

Everything else

Actual value times 6.25% for 2025. For 2026 it is 6.8% after taking 10% off the first $700,000. Times the county, city, fire, park and metro levies.

Step 4

Add the two

One mill is $1 for every $1,000 of assessed value. The school tax plus the local tax is the bill, paid the following year.

Appeals, due dates and payment options in Jeffco

Jeffco's appeal window ran May 1 through June 8 in 2026, and a mailed appeal had to be postmarked by June 8. You can file online, by mail or in person by appointment. 2026 was an off year, so only owners whose property changed got a notice; everyone gets a new notice of value in May 2027.

For the 2025 taxes paid in 2026, the first half was due Monday, March 2 (the last day of February fell on a weekend), the second half June 15, or the full amount April 30. Late payments carry 1% a month. Jeffco takes payments online, by phone, by mail, at drop boxes and in person in Golden. Owners without a mortgage escrow can sign up for EscrowTaxes, Jeffco's monthly payment plan.
