Best Co-Buying Realtors & Real Estate Agents in Colorado

Best Realtors and real estate agents for co-buying a home in Colorado: tenants in common vs joint tenancy, the co-owner agreement, lending with co-borrowers.

What the best Realtor for co-buying a home does before two or three names go on a contract

Co-buying is two or more people who are not married buying one home together: friends, partners, siblings, a parent and an adult child, or two households splitting a bigger house. REALTOR® Brian Lee Burke, the hardest working man in real estate, and our team of real estate agents at The Kenna Group at Keller Williams DTC have closed purchases for unmarried co-buyers across the Denver metro, and we bring in a Colorado attorney for the agreement itself. The best Realtor for co-buying a home in Colorado gets three things settled before the offer: how title will be held, what the co-ownership agreement says about money and exits, and how the lender will qualify every borrower. On Oct 25, 2026, 2,382 homes with four or more bedrooms were listed at $700,000 or less in the six-county Denver metro, the kind of house two incomes buy together. Call or text 303-955-4220. Short answer

Can friends or partners buy a house together in Colorado?

Yes. Any two or more adults can hold title together, as tenants in common (unequal shares allowed, each share passes by will) or as joint tenants with right of survivorship (the deed must say so). Every borrower goes on the loan, and a written co-ownership agreement, drafted by a Colorado attorney, says who pays what and how someone exits.

The best real estate team for co-buyers: who you work with

Every agent on the team walks co-buyers through title, the agreement and the loan before the search; the attorney and the lender you choose handle the documents. REALTOR® Brian Lee Burke, the hardest working man in real estate, leads the team; every file also gets a transaction coordinator, and Keller Williams Realty DTC, LLC supervises every contract. • 1,000+ homes sold with Brian’s group over 20+ years; each of Brian’s 306 closings is listed with its address on his sold-homes page.
  • Title explained before the offer: tenants in common, joint tenancy or an LLC, with the pros and cons of each, then an attorney drafts it.
  • One pre-approval for everyone: we help every borrower gather documents at once, so one slow file does not sink the offer.
  • A bigger-house search: two primary suites, a main-floor bedroom, a lock-off basement or a legal duplex, searched by those words in the MLS.

How co-buyers hold title in Colorado, and what the agreement has to cover

Way to hold titleHow it worksWatch
Tenants in commonEach owner holds a share, equal or not (say 60/40 when one person brings more cash). A share can be sold or left by will. This is the default in Colorado when the deed says nothing else.A co-owner can sell or will their share to someone you did not choose. The agreement needs a right of first refusal.
Joint tenants with right of survivorshipEqual shares; when one owner dies the others take the share automatically. Colorado requires the deed to say "as joint tenants" or "with right of survivorship" (C.R.S. 38-31-101).Unequal cash contributions are not reflected in title; put them in the agreement.
An LLC owns the homeThe co-buyers own the LLC. Common for pure investment, rare for a home you live in.Owner-occupied loans and the homestead exemption do not work the same way; talk to a lender and an attorney first.

What the co-ownership agreement should settle

  • Who paid what at closing, and whether that changes ownership shares.
  • How the mortgage, taxes, insurance, HOA dues and repairs are split, and what happens when someone misses a payment.
  • Who lives there, which rooms, and whether a room can be rented.
  • The exit: how a co-owner sells, how the others buy them out, how the price is set (appraisal), and how long they have.
  • What happens on death, divorce, job loss or a move out of state.
  • How disputes get resolved before anyone files a partition lawsuit.

We are real estate agents, not attorneys. A Colorado real estate attorney drafts the agreement; the cost is small next to a partition case.

How lenders treat two or three buyers on one loan

  • Everyone on the loan is fully liable for the whole payment, not their share.
  • Credit: most lenders price the loan from the lowest middle credit score among the borrowers. One weak score raises the rate for all.
  • Income and debts of every borrower count toward the debt-to-income ratio.
  • Down payment assistance: CHFA and metroDPA allow co-borrowers; the program income limits count every borrower on the loan. Most down payment assistance programs we work with start at a 620 credit score. Between 580 and 619, you'll usually need your own down payment. Under 580, start with credit help first.
  • Occupancy: owner-occupied loans need at least one borrower to live in the home; a co-signer who does not live there is treated differently by each program.

Many of our buyers use Mike Oswald at Rate and trust him. We are not affiliated, you can use any lender you choose, and we receive nothing for the introduction.

How we buy a home with co-buyers

Step 1

The money talk

Who brings what to closing, who pays what each month, and the exit plan, on paper before any showing.

Step 2

Attorney and lender

A Colorado attorney for the co-ownership agreement and deed language; one lender who pre-approves every borrower.

Step 3

Search for the layout

Two primary suites, separate levels, a lock-off basement or a legal duplex, by keyword and plan.

Step 4

The offer

All buyers on the contract, earnest money sourced, and the deed vesting instruction sent to title early.

Step 5

Closing

Every borrower signs; the agreement is signed the same week; deadlines tracked by a transaction coordinator.

What to watch out for when you co-buy

  • No written agreement means Colorado law decides the exit, through a partition lawsuit. Sign one before closing.
  • A deed that does not say "joint tenants" creates tenants in common, whatever you intended.
  • One borrower's missed payment hits everyone's credit.
  • Decide now how a buyout price is set. An appraisal clause avoids the argument later.
  • Renting a room or a suite follows the city's rules and the HOA's. Check before you plan on the income.

Co-buying Realtor questions

Who is the best Realtor for co-buying a home in Colorado?

The one who settles title, the agreement and the loan before the search, and brings in an attorney for the documents. The Kenna Group publishes 5.0 stars on 283 Google reviews, an A+ BBB rating and a license held since 2003.

Tenants in common or joint tenants: which should we pick?

Tenants in common when shares are unequal or each person wants to leave their share by will; joint tenancy when you want the survivor to take the home automatically. A Colorado attorney confirms the choice for your situation.

Can we use down payment assistance with two buyers?

CHFA and metroDPA allow co-borrowers; every borrower's income counts toward the limit, and most down payment assistance programs we work with start at a 620 credit score. Between 580 and 619, you'll usually need your own down payment. Under 580, start with credit help first.

What if one of us wants out?

The agreement sets it: notice, an appraisal to set the price, a buyout period for the others, and a sale if no one buys. Without one, a court-ordered partition sale is the fallback.

Do we all have to be on the loan?

Everyone on the loan is fully liable. A person can be on title and not on the loan, or on the loan and not on title, and each choice has consequences a lender and an attorney should explain first.

How many four-bedroom homes under $700,000 are for sale?

2,382 in the six-county Denver metro on Oct 25, 2026. The grid above is the live list.

Who is on the real estate team?

REALTOR® Brian Lee Burke leads The Kenna Group at Keller Williams DTC, with real estate agents Alicia Kounalis, Daniela Draper, Thays Veiga, Tommy Reed, Michael Barnes, Henry Chu, Keith Nisonoff, Lindsey Jenkins, Joannie Veals, Jim Diaz and Jaime Kocanda. Each agent page lists a direct number.

What is the difference between a Realtor and a real estate agent?

Every agent who helps you buy or sell in Colorado holds a state real estate license. A REALTOR is a licensed agent who also belongs to the National Association of REALTORS and follows its Code of Ethics. In The Kenna Group, Brian Lee Burke is a REALTOR; the others are licensed real estate agents at Keller Williams DTC.
