The Castle Rock homes for sale in the grid above span the Douglas County seat, a town of about 34 square miles on both sides of I-25 between Castle Pines and Larkspur. The Kenna Group at Keller Williams DTC, formerly Kenna Real Estate Group, sorts them by the three things that move the monthly cost here: which metro district bills the lot, whether the address is inside town limits, and how new the water and road connections are.

Where are Castle Rock homes for sale, exactly?

  • The county seat since 1874. That year Jeremiah Gould donated 120 acres for a town to "be known as Castle Rock," voters moved the Douglas County seat here from Frankstown, and 77 lots were auctioned. The town adopted its home rule charter in 1987.
  • Size. The 2020 Census counted 73,158 residents on 34.29 square miles of land. The Census Bureau's estimate for July 2025 is 83,815, up 14.6 percent.
  • Three ZIP codes. 80104, 80108 and 80109. ZIP 80108 is shared with the City of Castle Pines and unincorporated county land.
  • Town or county. A Castle Rock mailing address does not put a home inside town limits. The gated Village at Castle Pines, for one, uses Castle Rock addresses and is unincorporated Douglas County.

What does a Castle Rock home cost beyond the price?

Town property tax. The town's own levy is 0.920 mills. Douglas County (19.774), county law enforcement (4.500), the library district (3.519) and, in many areas, Castle Rock Fire Protection District (10.100) sit on the same bill.

Metro districts. These carry most of the difference between two homes at the same price. For 2026, district levies in town run from 22.525 mills in Crystal Valley Metropolitan District No. 2 to 94.563 in Founders Village Metropolitan District, so for the districts in the town's 2026 metro district guide the full bill ranges from about 92 mills to about 165.

Water and stormwater. Castle Rock Water's 2026 fixed charges for a typical home meter are $11.49 a month for water, $36.30 for renewable water, $8.65 for wastewater and $8.79 for stormwater, before usage at $3.39 per 1,000 gallons in the first tier.

Sales tax. 8.1 percent in total, of which the town's share is 4.2 percent since January 1, 2025. The town taxes groceries; the state does not.

HOAs. Almost every closing in town lists an association fee. Read the dues line in the listing and ask for the budget and the master and sub-association names.

Who supplies the water?

Castle Rock Water serves the town through more than 28,000 connections, six treatment plants and 63 deep wells. In 2025 deep Denver Basin groundwater still made up about 65 percent of supply. The town is the largest owner of WISE renewable water and stores water in Chatfield, Rueter-Hess and Walker reservoirs, and in summer 2025 its Plum Creek Water Purification Facility ran on 100 percent renewable water for the first time. The goal is a fully renewable supply by 2065.

How do you get around from Castle Rock?

I-25. The new Crystal Valley interchange opened its bridge and Dawson Trails Boulevard on November 22, 2025, and its northbound ramps at Exit 179 on July 2, 2026; the southbound ramps are due in 2027.

No RTD. Castle Rock voters left the RTD district in 2005, so no light rail or RTD bus serves the town. The nearest Bustang South Line stop is Sky Ridge Station in Lone Tree.

Link On Demand. The town and Douglas County run a free app-based ride service inside town, Monday through Saturday; Sunday has no service.

Commute. The Census Bureau's 2020-2024 survey puts the mean commute for Castle Rock workers at 28.6 minutes.

Is the home inside Castle Rock town limits?

Check these before an offer:

  1. Town or county. Enter the address in the Census Geocoder. "Castle Rock town" means inside the limits; any other place name means county land with a Castle Rock address.
  2. Every district on the parcel. Pull the parcel in the Douglas County Assessor search and add up each levy, metro district and subdistrict included.
  3. Water provider. Inside town it is Castle Rock Water; county land relies on its own district or a private well.
  4. Association. Get the master and sub-association names, the covenants, the budget and the dues.
  5. Rental plans. The town does not regulate short-term rentals, but an operator needs a town business license and collects lodging and sales tax. Ask the town for the current rule and read the HOA covenants, which can ban them.
  6. Wildfire zone. Look up the lot on the town's Wildfire Hazard Zone Map. Bell Mountain Ranch, Diamond Ridge, Escavera, New Haven in the Meadows-The Villas, Sapphire Pointe and Timber Ridge are Firewise USA sites.

  5. 1977 and 1987. The town founded its parks department in 1977 and adopted its home rule charter in 1987.
  6. 2005. Voters took the town out of the RTD district.

How to Narrow Your Castle Rock Home Search

Begin with the part of Castle Rock that fits your recurring trips and the kind of home you want. The Meadows and newer communities on the north and northwest side create different trips to I-25 than Crystal Valley and other southern communities. Founders Village, Castlewood Ranch, Terrain, and newer eastern development add another first leg before the regional drive begins. Downtown and the older central blocks change the comparison toward older homes, smaller or less uniform lots, and renovation history.

The community name is only the start. Two Castle Rock homes can have different association rules, metro-district taxes, water or sewer service, permit authority, and nearby development. Compare the actual tax record and governing documents for each home before the neighborhood name settles the choice.

What Can Change From One Castle Rock Home to Another

the home's age changes the questions to ask. An older or remodeled home may need a closer look at the roof, drainage, electrical service, basement work, additions, and permit history. A newer home shifts attention toward the builder warranty, landscaping obligations, association rules, and the district charges that help pay for community infrastructure. A condo or townhome adds the association budget, insurance, reserves, maintenance boundaries, parking rights, rental rules, and possible special assessments.

A Castle Rock mailing address does not settle whether the property is inside Town limits or which public bodies serve it. The Town's maps help establish the boundary and nearby development. The Douglas County Assessor property search identifies the property and tax record. Kenna Real Estate Group can request the association budget, fee schedule, insurance information, rules, and meeting minutes through the seller so those obligations can be reviewed separately from metro-district taxes.

Monthly Costs Need More Than the Asking Price

Compare the current tax bill, association dues, district charges, insurance quote, utility estimate, and expected maintenance for each home. An HOA and a metro district are different bodies. A home can be subject to both, and a low association fee does not prove that the total recurring cost is low.

Water service also needs an exact-property review. Castle Rock Water customers see fixed service charges and metered use on the same bill, while a county or acreage property may use a different provider, a well, or a septic system. Ask for recent bills and confirm the provider before comparing monthly costs. The current Castle Rock Water rate schedule explains its charges without turning an old bill into a promise about a future one.

Review the Property Before You Write an Offer

Use the Douglas County Assessor property search to confirm the property and tax record. Use the Town maps to confirm whether the property is inside Town limits and to review zoning or nearby development. When the listing description or photos show remodeled space, compare it with the Town's permit and inspection records. For an association-governed home, read the current budget, fee schedule, insurance information, rules, and recent meeting minutes.

Property conditions vary too. Douglas County recommends radon testing for every home, including new construction. Homes near open land, steeper terrain, or drainage corridors deserve a property-specific insurance quote and review of wildfire, access, grading, and flood information. These questions belong to the individual home, not to a claim about an entire community.

Ask About a Castle Rock Home

Kenna Real Estate Group can help locate and review the property record, tax information, permits, utility details, and association documents for a Castle Rock home. Those records do not settle what to offer, how to compete for the home, or when to purchase.
