How to Evaluate a Colorado Horse Property
A good horse-property search looks at the land and improvements as carefully as the house. Two homes with similar acreage can be very different once water, zoning, fencing, slope, access, and outbuildings are reviewed.
What to Review Before Touring
- Zoning and allowed use: confirm livestock permissions, animal limits, boarding restrictions, accessory buildings, and county or HOA rules.
- Water and utilities: review well rights, domestic versus livestock use, irrigation, septic, propane, electric service, and winter reliability.
- Fencing and pasture: compare fencing condition, cross-fencing, turnout, grazing quality, drainage, shade, and mud management.
- Barns and outbuildings: inspect stalls, hay storage, tack space, arenas, loafing sheds, workshops, and the cost to repair or replace improvements.
- Access and daily logistics: consider trailer access, driveway grade, snow removal, feed delivery, veterinary access, and distance to services.
