Most homes in Belcaro are detached houses. Ranch-style homes on generous lots are common, alongside remodeled, expanded, and newer replacement homes. Two listings at a similar price may offer very different tradeoffs: more finished living space, more land around the house, or more renovation work already completed.
Look at the main-level layout, renovation scope, garage placement, lot dimensions, and usable outdoor space separately. This makes it easier to distinguish an updated ranch from a newer replacement home without assuming more square footage is automatically the better fit.
Around Bonnie Brae, streets bend and curve away from Denver's regular grid, while South University Boulevard is an arterial. The route to a home on an interior street may be less direct than one near University, even when both look close on a map. For a home that interests you, try the route you expect to use and note how the driveway or garage meets the street.
Belcaro Park is a 193-home area with an architectural HOA and covenants. Do not assume those rules apply to every Belcaro address. If a listing is in Belcaro Park, review the property documents.
