Best HUD Home Realtors & Real Estate Agents in Colorado

Best HUD home Realtors and real estate agents in Colorado: HUD-registered bidding, the owner-occupant priority period, 203(k) loans and the live HUD list.

What the best HUD home Realtor does that a regular agent cannot

A HUD home is a house the U.S. Department of Housing and Urban Development owns after an FHA-insured loan foreclosed, sold on HUDHomestore.gov by sealed bid, and only a HUD-registered broker can place the bid. REALTOR® Brian Lee Burke, the hardest working man in real estate, and our team of real estate agents at The Kenna Group at Keller Williams DTC have placed HUD bids for Colorado buyers for years; Alicia Kounalis and Daniela Draper place most of ours. The best HUD home Realtor in Colorado is registered, knows the bid deadlines and the owner-occupant priority period, and writes the bid so HUD pays what HUD allows toward your closing costs. On Oct 25, 2026, 4 Front Range MLS listings identified themselves as HUD homes; the live list below updates daily. Call or text 303-955-4220. A live person answers.

Short answer

Do I need a special Realtor to buy a HUD home?

Yes. HUD accepts bids only from brokers registered with HUD (a NAID number). Pick an agent who has placed HUD bids, knows the owner-occupant priority period and the deadlines on HUDHomestore, and will get the FHA 203(k) or cash plan ready before the bid.

The best real estate team for HUD homes: who you work with

Alicia Kounalis and Daniela Draper place most of our HUD bids; every agent on the team can tour a HUD home with you and read its condition report. REALTOR® Brian Lee Burke, the hardest working man in real estate, leads the team; every file also gets a transaction coordinator, and Keller Williams Realty DTC, LLC supervises every contract. How a HUD home sale works in Colorado

StepWhat happens
ListingHUD lists the home on HUDHomestore.gov with a condition report and a disposition code: insured (FHA financing allowed), insured with escrow (repairs under $10,000 financed) or uninsured (cash, conventional or FHA 203(k)).
Priority periodAt the start of every listing only owner-occupants, nonprofits and government agencies bid. Investors bid after that period closes.
The bidYour HUD-registered broker enters the bid online by the deadline: price, your financing, and a request for HUD to pay closing costs (up to 3% of the price).
AcceptanceHUD takes the bid that nets it the most. You then have 48 hours to deliver the signed contract package and earnest money ($500 or $1,000 depending on price).
ClosingUsually 30 to 45 days for financed buyers. HUD does not make repairs; an FHA 203(k) loan can finance them.

Programs that change the math

  • FHA 203(k): one loan for the purchase and the repairs, with a HUD consultant on larger jobs.
  • Good Neighbor Next Door: HUD sells some homes in designated revitalization areas at 50% off to teachers, law enforcement officers, firefighters and EMTs who live there for 36 months.
  • Down payment assistance: CHFA and metroDPA work on HUD homes that qualify for FHA financing. Most down payment assistance programs we work with start at a 620 credit score. Between 580 and 619, you'll usually need your own down payment. Under 580, start with credit help first.

How we buy a HUD home with you

Step 1

Financing ready first

Pre-approval (FHA, 203(k), conventional) or proof of funds before the listing you want appears. HUD bids are short windows.

Step 2

Read the condition report

HUD's report plus a construction walk-through. We tell you what the as-is price has to cover.

Step 3

Bid by the deadline

Entered through our registered broker with the closing-cost request written in.

Step 4

48-hour package

Signed HUD contract, addenda and earnest money delivered on time, every page checked.

Step 5

Inspection to closing

Utilities turned on for the inspection under HUD's rules, appraisal, loan and the closing date tracked to the day.

What to watch out for on a HUD home

  • HUD sells as-is and makes no repairs. Budget from the condition report, not the list price.
  • Miss the 48-hour contract deadline and HUD moves to the next bid.
  • Utilities are off. Ask the agent to arrange activation for the inspection under HUD rules.
  • On an uninsured home, FHA financing needs a 203(k). Line it up before you bid.
  • HUD homes sit in every price range; an older house still needs a sewer scope and a roof check.

HUD home Realtor questions
