What the Realtor.com study found
Older owners live in 36.7 million homes today. By 2036 that drops to 22.8 million. The study, released October 5, 2026, counts homes that change hands when an owner moves to a smaller place, moves in with relatives, moves to a rental or care, or passes away. The oldest Baby Boomers turn 80 this year, and the pace climbs every year of the decade. Realtor.com senior economist Jiayi Xu put the real question this way: which homes, where, and how many buyers will be there to meet them.
Homes older owners will free up, 2026-2036, by size (millions)
Which homes come to market
Mostly 3- and 4-bedroom houses and large homes, not starter homes. Only 380,000 homes with 0 to 2 bedrooms will come free over the decade, about 38,000 a year. Owners of small homes are more likely to own them free and clear, so they stay put. The 3-4 bedroom homes add the equivalent of 24.7% of a year's listings every year, and homes with 5 or more bedrooms add 67.2%.
What it means in Colorado
Colorado already has more homes for sale than buyers want at 7% rates, and this adds to it. Metro Denver had 13,567 homes for sale and 4.76 months of supply in September 2026, and closed sales hit their lowest September since 2008. Colorado leads the nation in price cuts: 32% of listings statewide and 36% in Denver cut their price in August. Read Denver home sales hit a 2008 low and why Colorado leads the U.S. in price cuts.
The study's national finding matches what we see on the Front Range: the extra supply lands in 3-4 bedroom and large homes in established neighborhoods like Littleton, Centennial, Lakewood, Arvada and Highlands Ranch. Condos and townhomes under $400,000 stay scarce.
If you are downsizing in Colorado
Sell before the wave peaks. The pace of homes coming free rises every year through 2036, so the competition for your buyer grows every year you wait. Price to today's sales, not 2022's. If you are selling a parent's home or an inherited house
Plan the sale before you list it. An inherited Colorado home goes through probate when there is no trust, and it can carry decades of deferred maintenance and sit vacant. Start with the inherited home checklist and the Colorado probate seller checklist, then read how to sell an inherited house in probate. Our Colorado probate real estate agents handle the estate paperwork, cleanout and repairs.
If you are a move-up buyer
This is your decade. The study calls trade-up buyers the biggest winners: more 3-4 bedroom homes and softer prices. Today you can already ask for price cuts, rate buydowns and closing costs. Read the Colorado move-up buyer guide and seller concessions in Colorado, and check your payment with can I afford a home now.
If you are a first-time buyer
Do not wait for the wave to reach starter homes. Only 38,000 small homes a year come free nationwide. Use the tools that work today: the $1,000 cash-to-close program, CHFA down payment assistance and the Colorado affordable homes list.
