Buying in Highlands Ranch, CO: Costs, HOA and Tradeoffs

I'm Brian Lee Burke, and I've been a REALTOR since 2003. Highlands Ranch is one of the most planned communities on the Front Range, and that shapes what you pay, what you can change and how you buy. Here are the costs and tradeoffs I'd want you to see first, using MLS data I pulled on October 29, 2026.

The short version

What buying here costs

Over the 12 months ending October 28, 2026, Highlands Ranch homes sold at a median of $705,000, or $292 a square foot. Every home pays the HRCA ($696 a year in 2026), the most common tax total is 98.821 mills, and only 225 homes were for sale on October 29, 2026.

What Homes Sell For

1,156 homes sold in the last 12 months at a median of $705,000, and the median home sold for 99.7% of its last list price. By ZIP, 80126 had a median of $765,000, 80130 $687,500 and 80129 $670,000. The median home sold had 4 bedrooms and about 2,500 square feet on a 0.15-acre lot.

Inventory Is Tight

On October 29, 2026, 225 homes were for sale: 164 single-family homes, 26 townhomes and 35 condos. With about 96 sales a month, that's a little over two months of supply. Get pre-approved and set an alert before you start touring.

The HRCA and Sub-Associations

Every privately owned home in the Highlands Ranch Community Association is a member. The 2026 assessment is $174 a quarter ($696 a year) and covers the four recreation centers. Many neighborhoods also have their own sub-association with separate dues and rules, and exterior changes need HRCA approval. Ask for both sets of documents before your inspection deadline.

Property Taxes

For tax year 2025, the most common Highlands Ranch total is 98.821 mills, including 12.250 mills for the Highlands Ranch Metro District. Most tax areas run 94.786 to 107.621 mills; the Hunting Hill Metro District area is 163.478. On a $700,000 Assessor value, the common rate is about $4,580 a year. See my Highlands Ranch property tax guide.

Most Homes Were Built in the 1990s

Census data puts the median year built at 1997, and none of the homes for sale on October 29, 2026 were new construction. Ask for the age of the roof, furnace, water heater and sewer line, and get a sewer scope.

Commute and Transit

C-470 runs along the north edge, with Santa Fe Drive to the west and I-25 to the east. There's no light rail station inside Highlands Ranch; the nearest are Littleton–Mineral, County Line and Lincoln. RTD Route 402L and Link On Demand serve the community. Drive your real commute from the address at rush hour.

The Tradeoffs

  • Nearly every home has an HOA: only 1 of 225 for sale listed no HOA fee.
  • No acreage: none of the homes for sale sat on an acre or more.
  • Little new construction.
  • Covenants on exterior changes.

In return you get four rec centers, more than 70 miles of Metro District trails, the 8,200-acre Backcountry Wilderness Area and fairly predictable tax bills.
