The Lone Tree homes for sale in the grid above span a small home-rule city in Douglas County that sits where I-25, C-470 and E-470 meet: golf-course streets from the 1980s, gated Heritage Hills, RidgeGate's West Village and the new Lyric homes east of I-25. The Kenna Group at Keller Williams DTC, formerly Kenna Real Estate Group, sorts them by what changes the decision here: which side of I-25, which metro district taxes the lot, and whether the address is inside the city at all.

Where are Lone Tree homes for sale, exactly?

  • A city since 1995. Lone Tree residents voted to incorporate in November 1995, 676 to 165, and the city became a home-rule city on May 5, 1998. The 2020 Census counted 14,253 residents on 9.81 square miles of land; the Census estimate for July 2025 is 15,278.
  • Two sides of I-25. West of the interstate sit the older neighborhoods, Park Meadows and RidgeGate's West Village. East of it is RidgeGate's East Village, where the first residents moved in during 2023.
  • Two ZIP codes. 80124 covers most of the city west of I-25. Lone Tree homes east of I-25 use 80134, a ZIP Lone Tree shares with Parker. Both ZIPs also reach into unincorporated Douglas County.

The $500K to $650K band carried the most closings. Median closed price: $825,000. Counts cover every residential MLS sale with a Lone Tree address in the date range shown, including Lone Tree addresses outside the city limits.

What does a Lone Tree home cost beyond the price?

No city property tax. The City of Lone Tree levies no municipal property tax. The property tax bill still carries Douglas County and the special districts that serve the parcel.

Metro districts. RidgeGate is served by Rampart Range Metropolitan District Nos. 1 through 9: Nos. 1, 2, 3 and 7 on the west side, Nos. 4, 5, 6, 8 and 9 on the east side. For 2026 collection the total levies run from 0 to 67.496 mills, depending on the district number. District No. 6 levies 60.423 mills, of which 51.261 repay District No. 5's Series 2021 bonds. The Heritage Hills Metropolitan District levies 33.097 mills and has no debt. The city also lists Park Meadows, Lincoln Station, Hawkview and Omni Park metro districts.

HOAs. The city's contact list names 28 homeowners associations, each with its own covenants and often a design review committee. No association publishes its 2026 dues on an official page, so read the dues line in the listing and the association's budget.

Trash and recycling. The city provides free trash pickup every week and recycling every two weeks to single-family homes with curbside collection, through Waste Connections.

Water and sewer. Southgate Water and Sanitation serves property west of I-25 and Parker Water and Sanitation serves property east of it, per the city. Some Terra Ridge homes on Indian Wells Drive are on Northern Douglas County Water and Sanitation. Xcel Energy supplies electricity and gas.

How do you get around from Lone Tree?

Roads. I-25 runs through the middle of the city, and C-470 and E-470 meet it at the city's main interchange. Lincoln Avenue, RidgeGate Parkway, Yosemite Street and County Line Road are the main local roads.

Light rail. Five stations sit in Lone Tree: County Line, Lincoln (1,734 parking spaces), Sky Ridge, Lone Tree City Center and RidgeGate Parkway (1,300 spaces). The 2.3-mile extension to RidgeGate Parkway opened in 2019. RTD's downtown rail rebuild has rerouted lines since June 2026, with that phase set to finish in early 2027, so check RTD's current map before you plan a commute.

Buses and shuttles. CDOT's Bustang South Line stops at Sky Ridge Station on the way to Colorado Springs. Link On Demand, a free on-demand shuttle, covers Lone Tree, Meridian, Highlands Ranch and parts of Parker and Castle Rock, every day except Sunday.

Commute. The Census Bureau's 2020-2024 survey puts the mean travel time to work at 25.7 minutes.

Is the home inside Lone Tree city limits?

A Lone Tree mailing address does not settle it. Check these before an offer:

  1. City or county. Enter the address in the Census Geocoder. "Lone Tree city" means inside the limits; "Highlands Ranch CDP" or "Acres Green CDP" means unincorporated Douglas County, with county services instead of the city's.
  2. Tax districts. Look up the parcel in the Douglas County Assessor property search and the Douglas County Treasurer records. In RidgeGate, match the lot to the Rampart Range district boundary map.
  3. Association. Find the HOA and its manager on the city's HOA contact list, then ask for the covenants, design rules, budget and dues.
  4. Water provider. Confirm it by address, since the provider changes at I-25 and in parts of Terra Ridge.
  5. Rental plans. If you plan to rent the home by the night, stop here: the city licenses no new short-term rentals.

Compare ZIP by ZIP: 80124 homes for sale · 80134 homes for sale.

What to watch out for in Lone Tree

  • Short-term rentals. Ordinance 23-01 allows no new short-term rentals (stays under 30 days) anywhere in the city. Fines run $500, $750, then $1,000.
  • Debt levies east of I-25. Each east-side taxing district must levy 51.261 debt mills for 2026 to repay the 2021 bonds. Price that into the monthly payment.
  • Construction next door. Lyric is still building out, High Note Park's first phase is set to open in late summer 2027, and a King Soopers center is planned for early 2027 on the RidgeGate Parkway couplet.
  • Free city trash stops at the city line. Homes in Acres Green, Wildcat Ridge and other county areas with Lone Tree addresses arrange trash on their own or through their HOA.
  • Sidewalk snow. Owners of detached homes clear the sidewalk next to the property, and most HOAs require it within 24 hours.

How to Narrow Your Lone Tree Home Search

Lone Tree searches span established neighborhoods west of Interstate 25 and active development to the east. Start with the home form and the side of the city that works for your regular trips. Then compare the provider, district, association, and permit records for each address that remains.

The named searches below keep their existing native boundaries. RidgeGate and Lyric at RidgeGate help separate two development contexts, while Carriage Club, Wildcat Ridge, Acres Green, and The Fairways provide additional exact community searches. The homes on the market change in the live grids; the links do not imply that every community has the same home types or obligations.

Check What Changes from One Home to Another

Utility service is address-specific. Lone Tree does not directly provide utilities: its provider page identifies Southgate Water and Sanitation District west of Interstate 25, Parker Water and Sanitation District east of the highway, and a separate provider for some Terra Ridge homes. Confirm the provider and current charges for the exact property instead of carrying a citywide estimate into your budget.

Buyers need separate checks for metropolitan-district and association records. Lone Tree's Metro Districts page explains that these districts are separate public entities that may finance improvements through property taxes. Homeowners associations are private organizations that may maintain common areas and set property guidelines. Check the current tax certificate and district records, then obtain the association declaration, budget, insurance information, and meeting records when they apply.

Improvements require a separate record check. Lone Tree's Building Division administers permits and inspections, and the city's guidance notes that work such as basement finishes, roof replacement, and water-heater replacement may require permits. Compare the permit history with the features advertised for the home and confirm any unresolved questions before your inspection deadline.

Development context also varies. Lone Tree identifies RidgeGate as a large planned development on both sides of Interstate 25, with the west side nearly built out and current plans governing areas east of the highway. Use the city's RidgeGate plans and Planning Division records to check the current status of nearby projects rather than relying on an old marketing map.
