Utility service is address-specific. Lone Tree does not directly provide utilities: its provider page identifies Southgate Water and Sanitation District west of Interstate 25, Parker Water and Sanitation District east of the highway, and a separate provider for some Terra Ridge homes. Confirm the provider and current charges for the exact property instead of carrying a citywide estimate into your budget.

Buyers need separate checks for metropolitan-district and association records. Lone Tree's Metro Districts page explains that these districts are separate public entities that may finance improvements through property taxes. Homeowners associations are private organizations that may maintain common areas and set property guidelines.
