What new-build 55+ buyers ask, answered plainly

Bring your own agent to the first visit, and register

Every builder above pays a buyer’s agent only if the agent is registered at the first visit, in person or on the builder’s form, before you tour a model or sign a guest card. Walk in alone first and most builders will not pay your agent later, so you negotiate the lot premium, the incentives and the contract with the builder’s salesperson, who works for the builder. Tell the sales office “my agent is The Kenna Group” at the door, or call us first and we register with the builder before your visit. The builder’s price does not go up because you brought an agent. Read why Colorado buyers bring their own agent to the builder.

Lot premiums

A corner, a walk-out, a lot backing to open space or a view carries a premium of a few thousand to $100,000 or more on top of the base price. The builder sets it per lot; it is negotiable in slow months and on standing inventory, and it is where an agent earns the fee.

Builder incentives

Incentives change monthly: a dollar amount toward closing costs or options (Hillside posted “$20K Your Way” on Oct 26, 2026), a mortgage-rate buydown through the builder’s lender, or free upgrades on quick move-in homes. Most are tied to using the builder’s lender and title company, which is allowed as long as you are free to compare. Cash buyers ask for the same dollars as a price cut or as options. The full list of what builders offered this year is in new construction incentives in Colorado.

HOA dues and the capital contribution

The dues in the table run $195 to $260 a month in the detached and patio communities. Most new 55+ communities also charge a one-time working-capital or capital contribution at closing (one to three months of dues is common) and a transfer fee. Ask for the budget and the declaration before you sign; a new HOA has no reserve history yet.

Metro district taxes

The Reserve at Green Valley Ranch, Regency at Montaine, Hillside at Castle Rock and Hilltop at Inspiration all sit in metro districts that repaid the builder’s infrastructure through a separate mill levy on the property tax bill; it can add 30 to 60 mills, which on a $700,000 home is roughly $1,500 to $3,000 a year on top of the county, city and other levies. The district’s debt and mill levy are public: how to read a metro district’s debt and mill levy. A resale in an older 55+ community without a district can cost less per month at the same price.

Timelines

A quick move-in home closes in 30 to 60 days. A to-be-built home runs 7 to 10 months from contract to closing on the Front Range in 2026, longer when the builder waits for a lot release; the contract sets an outside date and the deposit terms, and the builder’s contract, not the Colorado state form, governs. We read it with you before you sign.

Warranty, inspection and age verification

New homes carry the builder’s written warranty (one year on workmanship and two on systems is the common structure, with a longer structural term). We still order an independent inspection before closing and at the 11-month mark. The 55+ rule applies to a new build the same as a resale: the community verifies that a resident is 55 or older and keeps its 80 percent records.

Federal fair housing rules let a community limit sales or rentals by age only if it qualifies as housing for older persons. For a 55+ community that means at least 80% of occupied homes have at least one resident 55 or older, the community publishes and follows policies showing it is meant for people 55 and older, and it verifies ages, updating those records by survey at least once every two years (24 CFR 100.305 to 100.307). Housing for people 62 and older is stricter: every occupant must be 62 or older. So a 55+ label does not mean every resident is 55; the community’s own rules set who else may live in the home.

Paying cash. About half of the 55+ purchases we handle close with cash from the home being sold. The offer still carries proof of funds, the inspection and the HOA document review, and the community verifies age no matter how you pay. The step-by-step checklist, the 7-to-14-day closing and the two tax rules are in buying a home with cash in Colorado; to keep cash in reserve, see delayed financing or pay cash or get a mortgage.

Many of our buyers use Mike Oswald at Rate and trust him. The Kenna Group is not affiliated with Rate or Mike Oswald, you are free to use any lender you choose, and we receive nothing for the introduction. Mike Oswald, NMLS 261003 · Rate, Inc., NMLS 2611 · Equal Housing Lender.

What to watch out for on a new 55+ home

  • Do not visit a model alone. Register your agent at the first visit or the builder will not pay your agent.
  • Price the metro district mill levy before you compare a new community with a resale community.
  • Get the incentive in writing and ask what it is tied to (the builder's lender, a closing date, a specific home).
  • Read the HOA declaration and the first-year budget: a new association has no reserves and no history.
  • Keep the independent inspection and the 11-month warranty inspection.
  • Ask the builder for the written age-verification policy; "active adult" without an age rule is a different product.

Questions about new 55+ communities in Colorado

Does Del Webb have communities in Colorado?

One. Hilltop at Inspiration in Aurora (80016) is listed on delwebb.com as almost sold out with three home designs from $874,990 on Oct 26, 2026. Anthem Ranch in Broomfield, also built by Del Webb, is sold out and resale only.

Is Trilogy by Shea Homes in Colorado?

No. Trilogy has no Colorado community; the search results that mention Trilogy and Colorado are about other things.

Is Heritage Todd Creek still selling new homes?

No. Its 1,300 homes were built from 2006 to 2023 and it is resale only; our Heritage Todd Creek page has every current listing.

What is the cheapest new 55+ community in Colorado?

The Reserve at Green Valley Ranch in Aurora, where Oakwood Homes posts the Vacanza collection from the mid $300s and the MLS showed new homes from $364,999 on Oct 26, 2026. The Courtyards at Lupton Village in Fort Lupton starts at $485,000.

Will the builder pay my real estate agent?

Yes, when the agent is registered at your first visit; most builders refuse to pay an agent who shows up after you have toured. Registration costs you nothing and does not raise the price.

How long does a new 55+ home take to build in Colorado?

Quick move-in homes close in 30 to 60 days. A to-be-built home runs about 7 to 10 months from contract to closing in 2026, set by the builder's contract.

Can I pay cash for a new-build 55+ home?

Yes. Builders welcome cash, and the incentive tied to the builder's lender is usually available as a price or options credit instead; ask. Proof of funds goes with the contract and the inspection stays. See buying a home with cash in Colorado.
