Retirement Communities in Colorado: 55+ Homes for Sale by City

Retirement communities in Colorado: 55+ age-restricted, active adult, condos and patio homes, and how they differ from assisted living. Homes for sale by city.

Retirement communities in Colorado: what the words mean, and where the homes for sale are

Retirement communities in Colorado come in five kinds, and only some of them are homes you buy. This page covers the ones with a deed: 55+ age-restricted communities, active adult neighborhoods, and the 55+ condo and patio-home communities in the Denver metro, Northern Colorado and Colorado Springs. Independent living, assisted living and continuing care communities are rentals or contracts with care attached; the state licenses the care, and we explain the difference below so you search the right list. On October 26, 2026 the MLS showed 444 homes for sale in 55+ communities on the Front Range, 130 of them in Aurora and 116 in Denver. REALTOR® Brian Lee Burke and our team of real estate agents at The Kenna Group at Keller Williams DTC sell these homes every week and help owners sell the house they are leaving. Short answer

What is a retirement community in Colorado, and which ones can I buy a home in?

A 55+ or active adult community is a neighborhood of houses, patio homes or condos you own, with an HOA and an age rule (federal rules: at least 80 percent of homes have a resident 55 or older). Independent living, assisted living and continuing care retirement communities are rentals or contracts with services; assisted living and nursing care are licensed by the Colorado Department of Public Health and Environment. The Kenna Group sells the homes: 444 were listed in Front Range 55+ communities on Oct 26, 2026.

What The Kenna Group does and does not do. We sell and buy homes: the 55+ and active adult homes in the first three rows, and the house an owner is leaving to move into any of the six. We do not operate or place people in care facilities. Assisted living residences, memory care and nursing homes are licensed and inspected by the state; the CDPHE Assisted Living Residence Consumer Resources page links its facility lookup, inspection results and the Long-Term Care Ombudsman (303-862-3524). When a move to care is the plan, we handle the house: selling a home to pay for assisted living and the guide for sons and daughters handling a parent’s move cover the timing and the money.

Compare them side by side in the best 55+ communities in Colorado, the Denver metro comparison, and the free 55+ community comparison guide.

What a Colorado retirement community costs beyond the price

HOA dues. In a 55+ condo community the dues carry the roof, siding, grounds, snow, insurance on the building and sometimes heat and water, so $400 to $700 a month is common; in a 55+ detached community with a clubhouse, $150 to $300 a month is the usual range. Ask for the budget, the reserve study and any special-assessment history: the 55+ HOA document checklist.

Metro district taxes. Many newer communities (The Reserve at Green Valley Ranch, Regency at Montaine, Hillside, Hilltop at Inspiration) sit in a metro district that adds its own mill levy to the property tax bill. Read how metro district debt shows up on the tax bill before you compare two communities on dues alone.

Colorado senior property tax exemption. An owner who is 65 or older on January 1 and has owned and lived in the home as a primary residence for at least 10 straight years can have 50% of the first $200,000 of actual value exempted, filed with the county assessor by July 15. A 2024 law (SB24-111) let a senior who already had the exemption move it to a new home for tax years 2025 and 2026; SB26-116 ends that portability starting with tax year 2027. If you are selling a long-held home to buy in a 55+ community, ask the county assessor how the exemption applies before you close.

Federal fair housing rules let a community limit sales or rentals by age only if it qualifies as housing for older persons. For a 55+ community that means at least 80% of occupied homes have at least one resident 55 or older, the community publishes and follows policies showing it is meant for people 55 and older, and it verifies ages, updating those records by survey at least once every two years (24 CFR 100.305 to 100.307). Housing for people 62 and older is stricter: every occupant must be 62 or older. So a 55+ label does not mean every resident is 55; the community’s own rules set who else may live in the home.

Paying cash. About half of the 55+ purchases we handle close with cash from the home being sold. The offer still carries proof of funds, the inspection and the HOA document review, and the community verifies age no matter how you pay. The step-by-step checklist, the 7-to-14-day closing and the two tax rules are in buying a home with cash in Colorado; to keep cash in reserve, see delayed financing or pay cash or get a mortgage.

Selling the house you are leaving. Most of our 55+ buyers sell first or line both closings up on one day; the order and the bridge options are in sell first or buy first and downsizing in the Denver metro. A free Smart Pricing Report gives you the number before you tour anything.

Many of our buyers use Mike Oswald at Rate and trust him. The Kenna Group is not affiliated with Rate or Mike Oswald, you are free to use any lender you choose, and we receive nothing for the introduction. Mike Oswald, NMLS 261003 · Rate, Inc., NMLS 2611 · Equal Housing Lender.

What to check before you buy in a Colorado retirement community

  • Ask for the written age policy. A 55+ label does not say whether a spouse under 55, a partner or an adult child is allowed in the home.
  • Read what the dues cover and what they do not, then compare total monthly cost, not the price.
  • Pull the metro district mill levy from the county assessor before you compare two new communities.
  • Treat "active adult" and "age-targeted" as marketing until the covenants show an age rule.
  • Keep the inspection, even on a cash offer and even on a new build.
  • If the move is to assisted living or memory care, check the facility on the CDPHE page first and let us plan the house sale around the move-in date.

Questions about retirement communities in Colorado

What is the difference between a 55+ community and a retirement community?

A 55+ community is housing you own with a federal age rule (80 percent of homes have a resident 55 or older). "Retirement community" is a loose term that also covers independent living, assisted living and continuing care, which are rentals or care contracts. The table at the top sorts them.

Can someone under 55 live in a Colorado 55+ community?

Sometimes. Federal rules require that at least 80 percent of occupied homes have one resident 55 or older; each community sets its own policy for the other 20 percent and for younger spouses, partners and adult relatives. Ask the HOA for the written policy before you write an offer.

How many 55+ homes are for sale in Colorado right now?

444 on the Front Range on Oct 26, 2026, from the MLS: 130 in Aurora, 116 in Denver, 45 in Colorado Springs and 21 in Castle Rock. The grid on this page updates every day.

Which Denver retirement communities have homes for sale?

Heather Gardens and Heritage Eagle Bend in Aurora, Windsor Gardens in Denver, Heritage Todd Creek in Thornton, Anthem Ranch, Skyestone and Gate-n-Green in Broomfield, Gleneagles Village in Highlands Ranch, the Enclave at Heritage Hills in Lone Tree, and the new Reserve at Green Valley Ranch, Hilltop at Inspiration, Regency at Montaine and Hillside at Castle Rock. The table above links each one.

Are there new-construction retirement communities in Colorado?

Yes. On Oct 26, 2026 the MLS showed 32 new-construction listings in 55+ communities, and the builders selling today are Oakwood Homes, Del Webb, Toll Brothers, BLVD Builders and Epcon. Our new-construction 55+ page lists each one with prices and what to ask the builder.

Do retirement communities in Colorado have property tax breaks?

The Colorado senior exemption (65 or older, 10 years of ownership and occupancy) exempts 50 percent of the first $200,000 of value and stays with the home where you qualified; the temporary moving benefit ends after tax year 2026 under SB26-116. Our senior property tax exemption guide has the dates.

Can I pay cash for a home in a 55+ community?

Yes, and most of our 55+ buyers do, with the proceeds of the home they sold. You still provide proof of funds, keep the inspection and HOA review, and the community still verifies age. Buying a home with cash in Colorado has the checklist.

Does The Kenna Group help with assisted living?

We sell the house and time the sale to the move-in date; we do not operate or recommend care facilities. Assisted living residences are licensed by the Colorado Department of Public Health and Environment, whose consumer page links the facility lookup and the Long-Term Care Ombudsman.
