  • This evaluation is prepared by a licensed real estate broker and is not an appraisal. It cannot be used to obtain financing (Colorado Real Estate Commission Rule 6.12; C.R.S. 12-10-602).
  • Under the Dodd-Frank Act (section 1473) a BPO may not be the primary basis for valuing a consumer's principal dwelling for mortgage origination.
  • Sales comparison approach using REcolorado MLS and public-record data believed reliable. Not prepared under USPAP. Exterior BPOs use no interior inspection.
  • Prepared solely for the client named on the order. No other party may rely on it.
  • Certification: facts stated are true and correct, the analysis is impartial and unbiased, and our engagement and compensation are not contingent on a predetermined value or loan approval.
