No Minimum Credit Score Mortgage: Buying in Colorado Under 620

Can you buy a house with a credit score under 620? United Wholesale Mortgage just dropped its minimum credit score on FHA, VA, USDA and conventional loans, effective October 7, 2026. If you live in Denver, Aurora, Colorado Springs or Greeley and thought bad credit kept you renting, a no minimum credit score mortgage is now on the table through lenders who use UWM.

What changed

UWM approves agency loans on the automated underwriting system's decision, not on a credit score cutoff. The automated system looks at your income, debts, savings and payment history together. Your credit score still sets your rate and loan fees, so a higher score still costs less. UWM kept its minimum scores on jumbo, bank-statement and investor loans. CEO Mat Ishbia said a credit score is part of the story but not the whole story.

What it means for Colorado renters with credit under 620

The usual 620 cutoff blocked many Colorado renters from FHA and down payment assistance. Brokers who place loans with UWM now run those files through underwriting instead of turning them away at the door. A renter paying $2,000 a month in Aurora or Thornton has a path to own. Read rent or buy in Colorado.

Many people searching for rent-to-own homes in Colorado do it because of credit. Compare it with buying now: a rent-to-own option fee runs about $15,000, and the $1,000 cash-to-close program puts you in a home for $1,000. See Denver rent-to-own homes and Aurora rent-to-own homes.

What lenders still check

  • Income you can document: pay stubs, W-2s or tax returns.
  • Debt-to-income: your monthly debts plus the new payment, against your income.
  • Recent late payments, collections and bankruptcies. Recent ones weigh more than old ones.
  • Cash for closing, which CHFA down payment assistance helps cover. Some assistance programs keep their own minimum score.

Quick answers

Can I buy a house with a credit score under 620 in Colorado?

Yes, through lenders who place loans with United Wholesale Mortgage. As of October 7, 2026, UWM has no minimum credit score on FHA, VA, USDA, Fannie Mae and Freddie Mac loans. Approval comes from the automated underwriting system.

What is a no minimum credit score mortgage?

A loan where the lender does not set a credit score cutoff and instead approves or declines on the automated underwriting system's review of income, debts, savings and payment history. The score still sets the rate and fees.

Does credit score still matter with UWM?

Yes. Credit score still sets your interest rate and loan-level price adjustments. A higher score means a lower cost. It is no longer a minimum eligibility requirement on UWM's agency loans.

Which loans does the UWM change cover?

FHA, VA and USDA loans backed by Ginnie Mae, plus conventional loans backed by Fannie Mae and Freddie Mac. Jumbo, bank-statement and investor loans keep their minimum scores.

Is rent-to-own better than buying with low credit?

Compare the cash. A rent-to-own option fee runs about $15,000. The $1,000 cash-to-close program and down payment assistance put a qualified buyer in a home for $1,000 at closing.
