What is the Trident data center?
A data center campus proposed by Vantage Data Centers at 23001 E 48th Ave, in the Airport District zoning of northeast Aurora. The plan is 860,000 square feet with 334 megawatts of power capacity and 28 emergency generators. The application went in August 2025. The city approved up to $38.9 million in tax incentives over 10 years in June 2025.
What Mayor Coffman wants
Mayor Mike Coffman will ask City Council to vote against the project on October 12. He acted after public backlash from nearby residents, and he acknowledged the city faces a litigation risk from the developer. A community meeting with the developer is being scheduled. The next project submission deadline is October 26. Brighton and Arvada are weighing data center moratoriums of their own, and Broomfield passed an 18-month pause in July.
What it means for homeowners in northeast Aurora
Buyers will ask about it, so sellers and their agents need the facts first. Neighbors raised generator noise, power lines and building scale. If the council votes no, the question goes away. If the project moves forward, buyers near E 48th Ave will weigh it in their offers. Either way, disclose what you know and price to recent sales. Get a free home value report.
